Rental application requirements.
Thank you for considering a home or apartment with Spartan Agency. Application fees are $40 per adult and are non-refundable. Completed applications are processed on a first-come, first-served basis and we accept the first qualified applicant. Screening usually takes 24–48 hours, depending on how quickly prior landlords return rental-reference requests.
The guidelines below apply to every applicant so everyone is treated equally. Not sure whether you’ll qualify, or what to bring? Call us at 253-863-6122 before you apply.
General requirements
- One application per adult. Every person 18 or over who will live in the home must complete an application.
- Photo ID. A current state- or federally-issued picture ID for each adult.
- Social Security number. Needed to pull your credit report. No SSN? An ITIN, work or student visa, passport, or similar ID works — contact your agent or LPS, Inc. for instructions.
- Verifiable income of at least 2.5× the monthly rent. Roommates who have shared a lease for a year or more may combine incomes; otherwise each applicant qualifies on their own. Self-employed? Bring two years of tax returns including Schedule C.
- Good credit history and a five-year residence history.
Please note: Spartan Agency, LLC does not accept comprehensive reusable (“portable”) tenant screening reports.
You may be denied tenancy for the following
- Incomplete or misrepresented information from any applicant or co-applicant.
- Outstanding money owed to a landlord or property management company.
- Unfavorable information for any one applicant — this may result in denial of the whole group’s application.
- Poor credit history: collection accounts, judgments, liens, late payments, or a lack of credit.
- Bankruptcy within the past two years.
- Criminal record within the past seven years. Reviewed case by case, weighing the seriousness of the offense, the date of conviction, and other factors.
- Inability to verify information on the application, or unverifiable rental history.
- No response or lack of cooperation when we ask for additional information.
If an application is denied, you have the right to dispute the accuracy of the information reported and, on written request, to obtain a copy of the reports. Direct inquiries to LPS Inc., 16625 Redmond Way, Ste M-446, Redmond, WA 98052.
Animal policy
Animals must be pre-approved before they’re allowed on the property, and not every property accepts one. Service and companion animals are the exception, with proper documentation. Where a property does allow an animal:
- Under 20 inches tall and under 30 lbs full grown, and over one year old.
- One animal per property unless the listing says otherwise.
- An additional deposit is required; an additional fee and/or monthly rent may apply.
- A separate animal agreement is signed, and we’ll ask for a photo of the animal.
If you’re approved: the holding fee
Once approved, the holding fee is due within 24 hours to take the property off the market until your agreed move-in date. Properties can be held for up to 10 days before the rental agreement starts. If you take possession on or before the agreed date, the fee is applied to your security deposit. If you don’t take possession on that date, the holding fee is not refunded unless Spartan Agency is unable to deliver the property.
